About 4 Point Inspections
A 4 Point inspection is a limited visual condition report of four home systems: roof, electrical, plumbing, and HVAC. Florida insurance carriers use it to evaluate whether a home is insurable. It is NOT a pass/fail test — it is a condition report that insurers interpret. Different carriers may reach different conclusions from the same report.
A 4 Point inspection is valid for up to 1 year. It is typically required for homes over 20–40+ years old when buying, renewing, or switching insurance. The inspector documents conditions — the insurance underwriter makes the coverage decision.
Carrier Differences Matter
Not all insurance carriers reject the same things. For example, aluminum wiring is the most divisive issue — 6 of 17 major Florida carriers accept certified remediation (COPALUM/AlumiConn), while 11 require a full copper rewire. That’s the difference between a $3,000 fix and a $15,000+ project.
Similarly, some carriers decline polybutylene piping outright, while others will write a policy but exclude water damage. Your insurance agent can advise which carriers work best for your situation.
• "It’s like a full home inspection" — No. A 4 Point covers ~40 items. A full inspection covers 400+.
• "You can pass or fail" — There is no official pass/fail. It’s a condition report.
• "A clean report lowers my premiums" — No. It determines eligibility. A wind mitigation inspection lowers premiums.
• "Once I’m approved, I’m done" — Reports are valid for 1 year. Switching carriers usually requires a new one.
• "The inspector decides if I get insurance" — The inspector documents. The underwriter decides.
• "I can fix it myself" — Repairs must be done by licensed contractors with proper documentation.

3. Your carrier may accept a contractor letter, partial re-inspection ($60-$130), or new full 4 Point ($75-$175)
